This latest project we are introducing is a fabulous restoration of an authentic Tuscan farmhouse set in a hill-top position, picturing extraordinary architectural character within a unique location with breathtaking views over San Gimignano, Certaldo, ChIanti Classico vineyards, and in the distance the Apuan Alps. The building was recorded in the land registry since 1823, although the building complex is certainly much older as it is easy to recognize in the central body of the main house what was a watchtower, other historical notes tell that it was used as way-stop for horse riders and finally a farmhouse.
The property comprises the main dwelling with six apartments, and two further separate buildings. The main house is divided into 6 luxury apartments with private gardens, most of them front and back, English style, as well as a converted barn with private garden all around. The units share a fantastic infinity pool that seems suspended in front of the picturesque towers. The structure of the farmhouse has been completely and deeply renovated but respectful of the architectural style with many valuable details.
In addition to the refurbishment of the beautiful exterior walls finished with the exposed stones and bricks, internally the ceilings preserve the original wooden beams in oak or chestnuts. The apartments will be complete with high quality finishes, such as handmade terracotta or natural oak floors, handcrafted iron and solid wood window fixtures, special plasters and many other details. Each unit is provided with gas central heating and solar panels located on the private covered parking space.
The views are spectacular 360°, with a breathtaking view of San Gimignano southward and Certaldo, birthplace of Giovanni Boccaccio, northward. All around, the enchanting scenery of the Tuscan hills adorned with vineyards and olive groves. The view can reach the hills of Chianti Classico, Appennines and Apuan Alps.
The complex is reached via a short gravel road connected to the main road, the centre of San Gimignano is only 6 km from the property. This location is also perfect to reach many other places of interest, such as Florence in 40 minutes driving, Siena 30 minutes, Certaldo 10 minutes, the airports of Pisa and Florence one hour.

The restored barn with private garden all around with panoramic views, has the typical characteristics of the ancient Tuscan farm buildings, with beautiful stonework and exposed bricks. Thanks to the internal spaces and the large openings this is likely to be a masterpiece of design and tradition. Inside you can appreciate the two original restored A-frame in addition to classic ceilings with exposed oak beams. The interior layout favours open spaces and light, with a kitchen with overhanging loft used as a relaxation and reading area, the living room, a large loft that can be used as a guest bedroom, under stairs bathroom, and master bedroom. The large windows of the living area are made with antique iron frame with hinges with central pivoting, a great style solution allowing to enjoy the entire window surface and the panorama beyond. The surface of the building is 88 square meters plus 20 square meters of raised mezzanines. On the west side of the barn the original farmyard has been recreated with terracotta tiles allowing you to enjoy the outdoor with the wonderful views of San Gimignano and the surrounding countryside with a great level of privacy. The private garden extends on all 4 sides of the house.
